If you've spent any time shopping for homes between $700,000 and $850,000 in western Union County, you've probably noticed something interesting.
Many of the homes begin to blend together. Five bedrooms. Four bathrooms. Around 4,000 square feet. Similar price points. Attractive neighborhoods. On paper, they often look like comparable options. After touring enough homes, however, one thing becomes clear: they're not competing on the same value proposition. Over the past few weeks, I've been studying nearly every home in this price range while preparing a new listing in Ashe Meadows. What stood out wasn't which homes had the nicest countertops or the most dramatic two-story foyer. It was how differently they approached the way families actually live. Some homes offer beautifully updated finishes but retain floor plans designed twenty years ago. Others have impressive square footage, yet the spaces don't necessarily connect the way today's buyers expect. Many require buyers to immediately begin thinking about future updates, replacement timelines, or renovation projects. Then there are the homes built over the last few years. The difference isn't simply that they're newer. It's that they're designed around how people use their homes today. Home offices are no longer an afterthought tucked into a spare bedroom. Kitchens have become gathering places rather than workspaces hidden from view. Main-level guest suites accommodate aging parents, visiting family, or long-term guests without asking everyone to climb stairs. Bonus rooms provide flexibility for whatever the next stage of life demands, whether that's a playroom, fitness space, media room, or second office. These aren't luxury upgrades. They're thoughtful responses to how families actually live. One home that illustrates this particularly well is a residence I've recently listed in Ashe Meadows. 1402 Ashe Meadow Drive in Indian Trail was built in 2023, it offers more than 4,400 square feet, but what impressed me wasn't the size. It was the way every major space works together. The kitchen, family room, breakfast area, and oversized sunroom form one connected living environment, while private spaces—including a dedicated office, main-level guest suite, expansive bonus room, and upper-level primary retreat—allow everyone to have space when they need it. That's an important distinction. Large homes have existed for decades. Homes designed to make everyday life feel easier are something entirely different. It's also why I encourage buyers to stop comparing homes solely by price per square foot. Price per square foot tells you how much you're paying. It doesn't tell you how well the home will serve your family over the next ten years. When buyers ask me which home represents the strongest value, my answer rarely begins with granite countertops or upgraded lighting. Instead, we talk about functionality, flexibility, long-term ownership costs, and whether the home will continue meeting their needs as life changes. In today's market, that's often where the best buying decisions are made. Sometimes the smartest purchase isn't the oldest home with the longest list of updates. Sometimes it's the newer home that quietly solves problems you haven't even thought about yet. Thinking about buying in Indian Trail or western Union County?
