Charlotte Ranked the Fastest-Growing Major City in America

​Charlotte has officially claimed the top spot as the fastest-growing major city in the United States, according to newly released U.S. Census data. Between July 2024 and July 2025, the Queen City added more than 20,700 new residents, bringing the estimated population to 964,784.
That population jump helped Charlotte maintain its position as the 14th-largest city in the country while narrowing the gap with San Jose for the No. 13 ranking nationally.

​While the city continues to expand at an impressive pace, the overall rate of growth eased slightly compared to the prior year. Charlotte recorded 2.2% population growth in 2025 versus 2.8% growth during the previous reporting period.

Where Are Charlotte’s New Residents Coming From?

Much of Charlotte’s population surge is being fueled by migration from higher-cost states and major metro markets, including New York, New Jersey, California, Florida, Illinois, and the Washington D.C. metro area.

Many newcomers are relocating to Charlotte for its balance of career opportunities, lower taxes, relative affordability, and lifestyle advantages compared to larger coastal cities.

The city’s growing financial and corporate sectors continue to fuel demand as well. Employers, including JPMorgan Chase, SMBC, and Citigroup, are expanding their footprint in the region, bringing thousands of high-paying jobs into Uptown Charlotte and surrounding areas.

Honorable Mention: Fort Mill’s Growth Surge

Just across the state line, Fort Mill deserves its own spotlight. Fort Mill led the Charlotte region on a percentage-growth basis, growing 6.8% and reaching nearly 39,000 residents. That pace ranked the town among the 20 fastest-growing midsized cities in America.

The rapid expansion highlights how Charlotte’s growth is extending far beyond the urban core, with surrounding suburbs continuing to attract buyers looking for newer housing, strong schools, and proximity to Charlotte’s employment centers.

What This Means for Charlotte Real Estate

​The latest Census data reinforces what many residents already experience every day — heavier traffic, nonstop construction, expanding infrastructure, and continued demand for housing throughout the metro area.

From Uptown condos and luxury penthouses to suburban communities stretching across the Carolinas, population growth continues to reshape the Charlotte real estate market. While pricing has normalized in some sectors following the ultra-competitive post-pandemic years, long-term demand drivers for Charlotte remain firmly intact.

For buyers, sellers, and investors alike, the message is becoming increasingly clear: Charlotte is no longer an emerging market. It has become one of the country’s primary relocation and growth destinations.
