Another Massive Development Is Coming to LoSo — 15 Acres Could Transform Yancey Road

8/19/2026

Lower South End’s transformation isn’t slowing down.

Pappas Properties has filed plans to rezone nearly 15 acres at 4405 Yancey Road for a major new mixed-use development tentatively called LoSo Synergy South.

The property, currently owned by Duke Energy and formerly used by Piedmont Natural Gas, could make the jump from its industrial past to a high-density, walkable neighborhood featuring residential, retail, restaurants and other street-level uses.

Why this one matters
This isn’t a small infill project.

At 14.87 acres, LoSo Synergy South has the potential to significantly expand the residential and commercial core of Lower South End — particularly around Yancey Road and the nearby Scaleybark and Woodlawn light rail stations.

The requested TOD-NC zoning is designed for transit-oriented neighborhoods and allows for higher-density housing, ground-floor retail and restaurants, pedestrian infrastructure, bike connections, green space and structured parking.

One important note: because this is a conventional rezoning request, there isn't a final site plan or architectural design yet. So the exact mix of apartments, restaurants, retail and other uses is still to come.

LoSo keeps getting bigger
For years, South End's growth has been steadily pushing south.

Now LoSo is increasingly becoming a destination of its own — with breweries, restaurants, entertainment, new residential development and easy access to the LYNX Blue Line.

Projects of this scale only add to that momentum.

For condo and townhome buyers, that's worth watching. Today's "edge of the action" can look very different after another wave of restaurants, housing, retail and infrastructure arrives.

I've spent more than 20 years selling condos and townhomes in and around Uptown Charlotte and have watched entire neighborhoods change around major development projects. Understanding what's coming next can be just as important as understanding what's already there.

If you're considering buying in LoSo, South End or Uptown Charlotte, reach out. I can help you compare the buildings, projects and locations — and understand where the next wave of growth may be headed.

Inside Our Creator Studio at The Ivey’s Penthouse in Uptown Charlotte

Selling a one-of-one property takes more than putting it in the MLS and waiting for buyers to find it.

This week, we turned Penthouse #615 at The Ivey’s into a Creator Studio — inviting a select group of Charlotte real estate professionals and content creators to experience the space, create content and share it with their own audiences.

And that was exactly the point.

At nearly 4,600 square feet, with soaring 20+ foot ceilings, dramatic corner exposures and spaces unlike anything else in Uptown Charlotte, Penthouse #615 is truly one of one.

Every Reel, Story, photo and video created during the event introduces the penthouse to another audience. One listing becomes dozens of pieces of content reaching buyers, agents and people who may never have discovered the property through traditional real estate marketing.

That matters to my sellers.

I believe our job is to create attention around a property — not simply advertise that it's for sale. Social media has become an important part of making that happen.

And collaboration makes it even stronger.

Real estate is competitive, but the best results often come when we work together. Every person who attended brought a different perspective, creative style and audience to the property.

A huge thank you to everyone who joined us, created with us, shared the space and helped make our first Creator Studio such a success. I loved seeing how differently everyone interpreted the same incredible property.

More creators. More conversations. More exposure.

That's the thinking behind the Creator Studio — and another way we're rethinking what it means to market a one-of-one property in Charlotte.

The Peterson: New LoSo Condos Under $400K?

New construction condos in LoSo starting under $400K? This is one to watch.

The Peterson, a new condominium development planned for 323 E. Peterson Drive in Lower South End (LoSo), Charlotte, is expected to bring 49 new condos to a location directly adjacent to The Olde Mecklenburg Brewery (OMB) biergarten.

Developed by Denciti Partners and Red Cedar Capital Partners, The Peterson is planned to offer one- and two-bedroom condos ranging from approximately 702 to 1,296 square feet, along with a common rooftop deck. And perhaps most notably, pricing is expected to start under $400,000.

That could make The Peterson an interesting new ownership opportunity in a part of Charlotte that has seen tremendous growth — but where much of the new residential development has been apartments rather than condos.

Interested in Buying at The Peterson?

This is where I can help.

Over my 20+ years selling Charlotte real estate, I've been part of many of the sales teams that helped shape Uptown Charlotte's condo market, giving me a unique perspective on new-development sales and what separates one unit from another.

Because in a new condo project, choosing the right unit matters.

Floor plan, location within the building, exposure, parking, HOA structure, upgrades and future resale appeal can make two seemingly similar condos very different purchases.

I'll be following The Peterson LoSo closely as additional pricing, floor plans, HOA details and availability are released.

Thinking about buying at The Peterson? Contact me before you select a unit. I'll help you sort through the options and identify the floor plans I believe offer the best combination of lifestyle, value and future resale potential.

What's District One? A Guide to Uptown Charlotte's Newest Gathering Place

8/4/2026

Picture
If you've heard people mention District One but aren't exactly sure what it is, you're not alone.

District One isn't a single restaurant or store—it's an entire dining, shopping, and gathering district transforming one of Charlotte's most recognizable intersections.

Located beneath One South (formerly Bank of America Plaza) at the corner of Trade & Tryon, District One spans nearly 100,000 square feet of restaurants, retail, services, and public gathering spaces. Connected to One South, the Omni Charlotte Hotel, and Uptown's Overstreet Mall skywalk system, it's designed to be a place where people don't just pass through—they stay, connect, and experience the city.

More Than Just Monarch Market
Many people first discover District One because of Monarch Market, and for good reason.
The 18,000-square-foot food hall opened in late 2023 and quickly became the centerpiece of the development. With a variety of local food concepts, bars, indoor seating, and outdoor gathering areas, it's become one of Uptown's favorite places to grab lunch, meet coworkers after work, or kick off an evening in the city.

But Monarch Market is only the beginning.
Beyond Monarch Market, District One offers an impressive mix of dining, shopping, and everyday conveniences. You'll find favorites like Tupelo Honey, Ace No. 3, Eddie V's, Starbucks, Chick-fil-A, Paper Skyscraper, Just Fresh, and Walgreens, along with a variety of additional restaurants, retailers, wellness services, and local businesses.

Whether you're looking for a morning coffee, a quick lunch, dinner before a Hornets game, a unique gift, or simply a place to spend an afternoon, District One is quickly becoming one of Uptown's most vibrant destinations.

Why It's Different

District One isn't simply a collection of businesses—it's part of a much larger vision to create a more vibrant Uptown.
The plazas, walkways, and outdoor spaces have been thoughtfully redesigned to encourage people to gather, relax, and enjoy the heart of the city. Seasonal events, pop-up markets, live entertainment, outdoor seating, and public art all help transform Trade & Tryon from a place people hurried through into a destination they actually want to experience.
Its location couldn't be more central. Sitting at Charlotte's historic crossroads, District One is within walking distance of Bank of America Stadium, Spectrum Center, the Blumenthal Performing Arts Center, Discovery Place, Fourth Ward, First Ward, and many of Uptown's residential towers.

Why It Matters
Great cities aren't defined only by their skyline—they're defined by the places where people gather.
District One is another example of Uptown Charlotte continuing to evolve into a neighborhood where you can work, dine, shop, meet friends, attend events, and spend an entire afternoon without ever getting in your car. Investments like this continue to make Uptown more walkable, more connected, and more enjoyable for residents, employees, and visitors alike.

As I Roam Uptown...
One of the things I enjoy most about specializing in Uptown Charlotte real estate is having a front-row seat to the neighborhood's evolution. Between showings, client meetings, building tours, and simply exploring the city, I'm constantly discovering new restaurants, businesses, parks, and hidden gems that add to Uptown's character.

I'll keep sharing those discoveries here as part of my As I Roam Uptown series. If there's a place, business, or neighborhood you'd like me to feature next, send me a message. There's a good chance it'll become one of my next stops.

Karak House Coffee Co. Coming Soon to Fourth Ward

8/4/2026

One of the things that makes a neighborhood feel like home is having places where people naturally gather. Fourth Ward is about to get another one.

Karak House Coffee Co. is opening soon on Pine Street, just a short walk from The Vue, Fifth & Poplar, Fourth Ward Park, and many of Uptown's residential buildings.

The café is known for its authentic Karak Chai, specialty coffees, handcrafted lattes, pastries, and desserts. A few menu items already creating buzz include Dubai Chocolate Cookies, Biscoff Cheesecake, Lotus Basbousa, Pistachio Lattes, and Date Cardamom Lattes.

What may be even more exciting for Uptown residents is that Karak House plans to offer late evening hours, giving Fourth Ward another place to meet friends, grab dessert after dinner, or enjoy a coffee without having to leave the neighborhood.

As someone who often looks for a local recharge after showings or roaming Uptown, I always enjoy seeing new businesses choose Fourth Ward. Walkable neighborhoods thrive when residents have more places to connect, and additions like this continue to make Uptown an even better place to live.

I'll be stopping in once they open—and I'm pretty sure the Dubai Chocolate Cookie will be my first order.

Stay tuned for opening updates, and if you're considering buying or selling in Fourth Ward, I'd be happy to share what makes this neighborhood one of Uptown's most desirable places to call home.
