Lower South End’s transformation isn’t slowing down.
Pappas Properties has filed plans to rezone nearly 15 acres at 4405 Yancey Road for a major new mixed-use development tentatively called LoSo Synergy South. The property, currently owned by Duke Energy and formerly used by Piedmont Natural Gas, could make the jump from its industrial past to a high-density, walkable neighborhood featuring residential, retail, restaurants and other street-level uses. Why this one matters This isn’t a small infill project. At 14.87 acres, LoSo Synergy South has the potential to significantly expand the residential and commercial core of Lower South End — particularly around Yancey Road and the nearby Scaleybark and Woodlawn light rail stations. The requested TOD-NC zoning is designed for transit-oriented neighborhoods and allows for higher-density housing, ground-floor retail and restaurants, pedestrian infrastructure, bike connections, green space and structured parking. One important note: because this is a conventional rezoning request, there isn't a final site plan or architectural design yet. So the exact mix of apartments, restaurants, retail and other uses is still to come. LoSo keeps getting bigger For years, South End's growth has been steadily pushing south. Now LoSo is increasingly becoming a destination of its own — with breweries, restaurants, entertainment, new residential development and easy access to the LYNX Blue Line. Projects of this scale only add to that momentum. For condo and townhome buyers, that's worth watching. Today's "edge of the action" can look very different after another wave of restaurants, housing, retail and infrastructure arrives.
